Cement ceiling removal

Asbestos cement ceiling panels were valued for being durable, fire-resistant and cheap. You find them in garages, extensions, porches, kitchens, utility rooms and industrial buildings.

They are classed as lower risk than insulation board because the fibres are bound in cement. They still release fibres if cut, drilled or broken, so we remove them with the same care and containment.

Cement panel or insulation board?

Asbestos cement panels and asbestos insulation board (AIB) can look alike. The difference matters a great deal, because AIB is much more fragile and usually needs a licensed contractor. Cement is far harder to break and carries a lower exposure risk. We confirm the material before choosing a method, and we stop and reassess if the panels turn out to be something else.

Extra controls as standard

Extraction units are not always legally required for asbestos cement, but where we work inside a building we use them anyway, because they keep the air cleaner and reduce spread.

How we do the work

  1. Identify the material

    A survey or sample confirms what the panels are made of, so the correct controls are used.

  2. Protect and prepare

    Operatives wear respirators, disposable overalls, gloves and goggles. The area is sealed with signs and barriers.

  3. Remove panels intact

    Panels are wetted, unfixed by hand and lowered whole. Cutting, drilling and breaking are avoided.

  4. Clean and bag

    Waste is double-bagged in approved bags. Surfaces are cleaned with HEPA vacuums and damp wipes.

  5. Dispose and inspect

    A registered carrier takes the waste to an authorised site, and a final inspection checks the area is clean.

Asbestos waste is double-bagged, sealed and taken by a registered carrier to an authorised disposal site. You receive a waste consignment note as your legal record.

Questions about cement ceiling removal

How can I tell asbestos cement from insulation board?

You usually cannot by eye. A sample analysed in a laboratory identifies the product, and that decides whether the work is licensed.

Do I need to leave the building?

That depends on the layout and how the enclosure is built. We tell you in advance which rooms will be out of use.

Can you supply the new ceiling?

Yes. We can arrange plasterboard or another suitable finish once the old panels are out.

What affects the quote?

Ceiling area, access, material type, the need for extraction and where the building is. We confirm all of this in writing.
