Artex removal

Artex was popular in UK homes from the 1960s through the 1990s, in swirls, stipples and combed patterns. Many Artex ceilings applied before 2000 contain white asbestos (chrysotile), usually in small proportions.

Undisturbed, an Artex ceiling is low risk. The danger comes when it is sanded, scraped, drilled or damaged. If you are renovating or the ceiling is deteriorating, we test it and, if needed, take it out safely.

Why Artex can contain asbestos

Asbestos made the coating stronger, more fire resistant and easier to apply in patterns. It was used in small amounts, and the fibres blend into the filler so you cannot see them. Removal is controlled because those fibres are released when the surface is disturbed.

How to find out for sure

  • Check when the ceiling was installed. Before 2000 is a warning sign
  • Do not sand, scrape or drill to test it
  • Take a small controlled sample or ask us to
  • Wait for the laboratory result before starting work

Alternatives to full removal

If the Artex is in good condition, covering it with plasterboard can be a sound alternative. The asbestos stays in place, so it must be recorded and anyone working on the ceiling later must be told.

How we do the work

  1. Test the coating

    A controlled sample goes to a UKAS-accredited laboratory, and we assess the ceiling base, such as plasterboard or lath and plaster.

  2. Seal and protect

    The room is isolated with heavy-duty sheeting, signs and barriers, a decontamination area is set up, and extraction is used where required.

  3. Wet removal

    The coating is dampened or softened with a suitable remover, then carefully scraped. Whole boards may be taken down if that is safer.

  4. Clean and decontaminate

    HEPA vacuums and wet wiping clear the room, and all sheeting and protective equipment are bagged as hazardous waste.

  5. Dispose with paperwork

    Waste goes to an authorised site with a registered carrier, and you receive a waste consignment note.

Asbestos waste is double-bagged, sealed and taken by a registered carrier to an authorised disposal site. You receive a waste consignment note as your legal record.

Questions about artex removal

Does all Artex contain asbestos?

No. But Artex applied before 2000 might, and only laboratory analysis can confirm it.

Can I scrape Artex off myself?

We strongly advise against it. Scraping or sanding can release fibres into your home and settle in carpets and furniture.

What is the safest alternative to removal?

Overboarding with plasterboard, provided the Artex is stable. The asbestos remains, so it needs recording.

Do I get proof of safe disposal?

Yes. A waste consignment note records the waste, the carrier and the disposal site. Landlords and sellers often need it.
