Floor tile removal

Vinyl and thermoplastic floor tiles from the 1950s to the 1980s were often made with asbestos. They are tough and fireproof, which is why they lasted, and why many are still under carpets and laminate today.

Tiles in good condition are low risk. Lifting them, grinding them or breaking up the adhesive underneath is when fibres can escape, so floor work calls for a controlled approach.

The black adhesive underneath

Many old tiles were laid on black bitumen adhesive, often called black mastic, and that can contain asbestos too. Removing it can be straightforward or very hard, depending on how strongly it has bonded to the floor, so we test the adhesive as well as the tile.

Signs your tiles may contain asbestos

  • Small squares, often about 9 inches
  • Laid in homes, shops or schools before 1990
  • Dark, brittle tiles with a black adhesive layer
  • Tiles hidden under newer coverings

Appearance alone is not enough. A sample result is what counts.

After removal

The floor is left clean and ready for a new finish. We can help with levelling, new flooring and fitting, so you are not left with a bare floor.

How we do the work

  1. Inspect and test

    We assess the tiles and take samples of both tile and adhesive for laboratory analysis.

  2. Prepare the room

    The work area is sealed with sheeting and barriers, and the floor and fixtures are protected.

  3. Lift the tiles wet

    Tiles are dampened and lifted in whole pieces by hand where possible. Breakage is kept to a minimum.

  4. Deal with the adhesive

    We remove adhesive using controlled wet methods and the right tools for the bond strength.

  5. Clean and bag

    HEPA vacuums and wet wipes clear the floor. Everything is double-bagged as asbestos waste.

  6. Dispose with paperwork

    A registered carrier takes the waste to an authorised site, and you receive the consignment note.

Questions about floor tile removal

Can I lift old floor tiles myself?

Not if they might contain asbestos. Breaking and scraping tiles releases fibres, and removing the adhesive makes it worse.

Can I just lay a new floor over them?

Sometimes, if the tiles are in good condition. They must be recorded, and future work must take them into account.

How long does removal take?

It depends on the area and how hard the adhesive is to lift. We confirm the timescale once we have seen the floor.

Can you supply the new flooring?

We can arrange replacement flooring through our partners, or leave the floor ready for your own flooring contractor.
