Pipe lagging removal

Many heating and hot water pipes in older buildings were wrapped in asbestos insulation. Pipe lagging and boiler insulation can be soft and crumbly, so it can release large numbers of fibres when disturbed.

This is high-risk work. In most cases it can only be carried out by an HSE-licensed contractor, with advance notification, a sealed enclosure and an independent check after the work is finished.

  • Boiler rooms and plant rooms
  • Pipe runs in basements, risers and ceiling voids
  • Airing cupboards
  • Older schools, hospitals and council housing
  • Behind panels and cupboards, even in modernised homes

What to do if you suspect it

  • Do not touch, cut or pick at the insulation
  • Keep people away from the area
  • Do not try to seal it with tape or paint unless you have been advised to
  • Arrange a survey or a sample so you know what you have

If the lagging is damaged or crumbling, treat the situation as urgent.

How we do the work

  1. Survey and plan

    We identify the lagging, assess its condition and prepare a plan of work. Licensed jobs are notified to the HSE in advance.

  2. Build the enclosure

    An airtight enclosure, air locks and a negative pressure unit with HEPA filtration are set up around the pipework.

  3. Provide decontamination

    A decontamination unit gives operatives a controlled place to shower and change.

  4. Remove carefully

    Lagging is wetted and removed in controlled sections by trained, face-fitted operatives.

  5. Clean and certify

    Surfaces are cleaned, waste is double-bagged, and an independent analyst checks the area before it is reoccupied.

Asbestos waste is double-bagged, sealed and taken by a registered carrier to an authorised disposal site. You receive a waste consignment note as your legal record.

Questions about pipe lagging removal

Is asbestos pipe insulation dangerous?

It can be, especially if damaged. It was often made of soft, fibre-rich material that releases fibres easily when disturbed.

Do I have to remove it?

Not always. If it is sound and unlikely to be disturbed, it can be managed in place. A survey will advise.

Can I wrap or paint over it?

Only under advice from a competent person. Disturbing damaged lagging to do so can make things worse.

Can I stay in the building?

Usually not in or near the enclosure. We tell you in advance which areas will be closed.
