Management survey

If you own or manage non-domestic premises built before 2000, you have a legal duty to manage asbestos. A management survey is how you find out what you have, where it is and what condition it is in.

It is carried out while the building is in normal use. The result is an asbestos register and a plan, so you can keep people safe and meet your legal duties.

What the survey covers

A management survey locates the presence, type and condition of asbestos-containing materials that could be disturbed during normal occupation and routine maintenance. It follows HSE guidance (HSG264) and involves sampling of suspect materials.

Why a specialist surveyor matters

A general building surveyor can flag possible asbestos, but identifying and sampling it takes specialist training. Cutting corners on samples can leave gaps in the register, and gaps put people at risk.

How we do the work

  1. Plan the survey

    We agree the scope, access and timing, and review any earlier reports.

  2. Inspect the building

    A trained surveyor walks the premises and identifies suspect materials.

  3. Take samples

    Controlled samples are taken from suspect materials and sent for laboratory analysis.

  4. Report and register

    We compile findings into a report with an asbestos register, photographs and plans.

Asbestos waste is double-bagged, sealed and taken by a registered carrier to an authorised disposal site. You receive a waste consignment note as your legal record.

Questions about management survey

Do I need a survey for my own home?

Not legally, but if you plan renovation in a home built before 2000, a refurbishment survey is strongly advised.

How often should the register be reviewed?

The condition of known asbestos should be checked at regular intervals, commonly every 12 months, and the register updated.

Is a survey the same as removal?

No. A survey finds and assesses asbestos. It does not remove it. Many materials can be safely managed in place.

Is it intrusive?

A management survey is limited to what can be inspected in normal use. If you plan refurbishment, you need a refurbishment survey instead.
