Cement soffit removal

Soffits sit under the edge of the roof, and in many buildings from the 1960s to the 1980s they are made of asbestos cement. They are exposed to weather, birds and repairs, so they crack and get drilled more often than most materials.

We identify what your soffits are made of, remove them without breaking them where possible, and arrange replacements so the roof edge is closed up again.

Cement or insulation board?

Many older soffits are asbestos cement, which is non-licensed. Some are asbestos insulation board (AIB), which is a much higher-risk material and usually needs a licensed contractor. The two can look alike, which is why we confirm the material before choosing a method.

Working at height safely

Soffits are installed up high and often tucked behind gutters and roof tiles. We use proper access equipment, and where possible we work from outside and lift the boards away rather than breaking them out.

How we do the work

  1. Survey and classify

    We inspect the soffits and fascias, confirm the material and decide whether the work is licensed or non-licensed.

  2. Prepare and protect

    Respiratory protection and disposable overalls are used, barriers go up, and the ground is covered.

  3. Wet and contain

    Boards are wetted down and the work area is sheeted to stop fibres reaching the building and garden.

  4. Remove by hand

    Boards are unfixed with hand tools and lowered whole. We never use power tools.

  5. Bag and decontaminate

    Waste is double-bagged and sealed, and surfaces and tools are wiped down.

  6. Dispose and inspect

    A registered carrier takes the waste to an authorised site, and we inspect the finished area.

Questions about cement soffit removal

How do I know whether my soffits contain asbestos?

From age alone you cannot be sure. Buildings from before 2000 may contain it, and a sample sent for laboratory analysis is the only reliable test.

Do you replace the soffits?

Yes. We can fit new soffits and fascias, or work with your own roofer.

Can I drill or cut my existing soffits?

Not if there is any chance they contain asbestos. Get them checked first.

Is removal always required?

No. Soffits in good condition can sometimes be left in place and monitored. We advise based on condition and your plans.
